The understanding of the dynamics of transitional economies and the unique opportunities they present is at the root of Aisi’s approach to Ukraine. Aisi’s business plan envisages two major opportunities: the construction of properties in all asset classes, with intent to capitalize on the significant supply /demand imbalance which exists in Ukraine today; and the opportunity to achieve a yield premium relative to more established markets.
The size of Ukraine (population 46.6 million as of July, 2006), the potential of the Ukrainian property market and the rapid growth of the economy (GDP increasing from 2.4% in 2005 to 7.1% in 2006) create an extremely attractive opportunity for both local and foreign investors.
With the political situation apparently more stabilized and the country on course for democratic transformations and further integration with the European Union, the prospects are promising for attracting capital into the real estate sector. Year 2005 was marked by under-supply and consequent excessive demand in all segments of Kiev’s commercial property market as well as within the residential sector.
